Insurance in New Britain, CT

An independent insurance agency for New Britain, CT, about fifteen minutes down Route 9

New Britain is a city of two- and three-family houses, renters, older homes and working trades, and insuring it well means knowing which policy fits which building. The Beam Agency is on Forest Park Drive in Farmington, about fifteen minutes from downtown New Britain by Route 9. We can insure rental buildings, homes, apartments, cars and small businesses anywhere in the city, from downtown and Broad Street to the neighborhoods around Central Connecticut State University.

We are independent. We write with Travelers and other A.M. Best-rated carriers and compare them for you. When the budget is tight, that comparison is often the most useful thing an agent can do.

Two-, three- and four-family houses

About a third of New Britain’s homes are in buildings with two to four units, far more than in the towns around it. Many of them are owned by someone who lives on one floor and rents out the others. That setup changes which policy you need.

  • If you live in the building, you usually need a homeowners form written for an owner-occupied two- to four-family, with the rental units and their income declared. A standard single-family policy is not built for tenants.
  • If nobody in the owner’s family lives there, you need a landlord policy. It can cover the building, your liability as an owner and lost rent when a unit can’t be lived in after a covered loss.
  • If you own several buildings, ask about putting them on one schedule. It can simplify renewals and sometimes lowers the price.

Three things carriers ask about on older multi-family houses: the age of the wiring, roof and heating system; whether any unit sits vacant; and lead paint. Lead is a real exposure in pre-1978 rentals, and some carriers exclude it, so ask how your policy treats it before you need to know.

Renting in New Britain

More than half of New Britain households rent. Your landlord’s policy covers the building, not your belongings, and not your liability if a fire starts in your kitchen. A renters policy covers both, along with somewhere to stay if the apartment can’t be lived in after a covered loss. If you are a Central Connecticut student or a nurse at the Hospital of Central Connecticut renting near work, it is one of the less expensive policies you can buy. See condo and renters insurance.

Older homes, and water in the basement

About three in ten New Britain homes were built before 1940. If you own one, the dwelling limit should reflect what it costs to rebuild that house today, and ordinance or law coverage helps pay, up to its limit, for bringing it up to current code after a major loss. Our homeowners insurance page walks through both.

Water is the other New Britain question. In October 2026 officials announced nearly $14 million in state, city and federal money for stormwater, sewer and road work around Allen Street, a neighborhood that has flooded for decades. Construction is expected to start in 2027 and take two to three years. Willow Brook and Piper Brook have also been studied for flood risk, and Willow Brook’s flood zones overlap residential areas.

Here is how that lines up with your policy:

  • Flood and surface water are excluded from standard homeowners and landlord policies. You need a separate NFIP or private flood policy, and you can buy one even if your house is outside a mapped zone. More in our post on flood insurance in the Farmington Valley.
  • Water backing up through a drain or sump usually needs its own endorsement, and we recommend it on nearly every house with a basement.

Auto insurance for New Britain drivers

New Britain drivers spend their days on Route 9, Route 72 and I-84, and on city streets where parked cars get hit. Connecticut’s minimum liability limits are $25,000 per person and $50,000 per accident. A serious accident can pass those quickly. Price matters, so we compare carriers on the same limits, show you what higher limits and uninsured motorist coverage would add, and let you decide. See auto insurance.

Contractors and small businesses

Thousands of New Britain residents work in construction and maintenance. Many general contractors will want a certificate before you start, and Connecticut requires workers’ compensation once you have an employee. Our contractor insurance page has the full list, and we turn certificates of insurance around quickly.

The city also has a lot of restaurants, corner stores, salons, repair shops and medical offices, along with the Polish bakeries and delis of Broad Street. Many small ones fit a business owners policy. If you serve alcohol or run a kitchen, see restaurant insurance. You can start on the business insurance page or with the form below.

Plainville, Berlin and Newington, too

We also serve New Britain’s neighbors. See our page for Plainville, or call and ask about Berlin, Newington or Southington.

Who this page is for

The owner on the second floor of a three-family who is still on a single-family policy. The landlord whose renewal went up and has never had it shopped. The renter who assumed the landlord’s insurance covered their things. The contractor who needs a certificate by Monday.

New Britain insurance questions

Do you have an office in New Britain?

No. The Beam Agency is at 10 Forest Park Drive in Farmington, about fifteen minutes from downtown New Britain. Most of the work happens by phone and email, and Brandon is glad to meet in person when that helps.

I live in one unit of my three-family in New Britain. Do I need landlord insurance?

Usually not. You usually need a homeowners form written for an owner-occupied two- to four-family, with the rental units and their income declared. A standard single-family policy is not built for tenants. We can check what you have and quote the right form.

Does insurance cover flooding in New Britain?

Not on a standard homeowners or landlord policy. Flood and surface water need a separate NFIP or private flood policy. Water backing up through a drain or sump usually needs its own endorsement.

Is renters insurance worth it if I don’t own much?

Usually, because it also covers your liability and a place to stay after a covered loss, not only your belongings. It is one of the less expensive policies you can buy.
